6 Community Business Centers
SFDC tracks all major developments in the Richmond Highway corridor. The nine-mile stretch of Richmond Highway covered by SFDC is a designated Community Revitalization District (CRD), which allows for expedited land-use and zoning review.
The CRD contains six Community Business Centers, defined by Fairfax County as “Areas where redevelopment should encourage a mix of uses focused around a core area of higher intensity, such as a town center or main street in a pedestrian-oriented setting. Transitions in intensity and compatible land uses should protect surrounding stable residential neighborhoods.”

North Gateway/Huntington is the northernmost area of the Richmond Highway Corridor covered by SFDC. The area’s namesake, North Gateway, reflects its geographic importance, where Richmond Highway connects to the Capital Beltway and the terminus of the Yellow Line at Huntington Metro Station.
The Hybla Valley/Gum Springs Community lies at the center of SFDC’s coverage of Richmond Highway and extends from the intersection of the Napper Road intersection to the intersection with Lockheed Drive.
